Listing Service Options

All Sellers have different circumstances and needs relevant to their situation.  Some have many years of experience and just need someone to handle the advertising and contracts.  Some may be very new to the Seller's market and need in depth guidance every step of the way.  Yet others may fall somewhere in between. 

All Sellers can benefit from contracting with a Realtor with many years of experience, current market knowledge, ongoing training, and other valuable skills a Realtor brings to the transaction.  That is why LoneStarRealty Texas now offers the following Realtor Listing Service options.  One is sure to fit every individual Seller's needs and budget.




Professional Realtor Listing Service


This is the traditional Professional Realtor listing service and provides the highest level of service to the Seller.  This option is available to any Seller and is especially recommended for newer Sellers not familiar with the process of selling a house.  If you want the very best selling experience,  this is the option for you.

This Full Service package includes:
  • Agent will provide a Comparable Market Analysis to facilitate proper pricing of the property
  • Agent will provide personal guidance with staging and other services needed to get Property ready for Buyers
  • Agent will provide an updated Comparable Market Analysis periodically during the listing period
  • Property information will be entered into HAR.com MLS, providing access to all other Realtors
  • Property will also be advertised online at Realtor.com, Zillow, Trulia, and other internet sites
  • Documents will be uploaded to MLS
  • High quality, professional photographs will be uploaded to MLS
  • Dedicated Property Web Page on the LoneStarRealty Texas website
  • Online Appointment Service
  • LoneStarRealty Texas Yard Sign
  • LoneStarRealty Texas Electronic Lock Box (Supra)
  • Agent will provide a brochure box and printed brochures for the duration of the listing
  • Agent will assist with organizing, provide directional signs, and attend up to 2 Open Houses
  • Agent will organize and attend a Realtor Open House
  • Agent will present all written offers and assist with negotiations
  • Agent will assist with transaction through closing and attend closing

Additional Terms:
  • The Initial Listing Fee of $500.00 is paid up front when the Listing Agreement is signed
  • Initial Listing Fee is non-refundable for any reason
  • Seller agrees to pay 6% Realtor commission, less the Initial Listing Fee of $500, at closing
  • Listing is for a term of 6 months
  • There are to be no Buyer exclusions
  • Any expenses, over and above reasonable and customary normal expenses, incurred by Agent pertinent to the Listing will be reimbursed by Seller at closing

Total Real Estate Agent Cost of Service:  6% of Sales Price




Basic Realtor Listing Service


This service is well suited for experienced Sellers and For Sale By Owner (FSBOs) who would like the services of a Realtor and would like their property marketed through MLS in order to bring the most Buyers to their property. 
Because many Buyers are already working with a Realtor, properties not listed in MLS are not seen because they are not available to Realtors to show.  This package allows Sellers access to all the experience and perks of utilizing a Realtor, but for a limited fee.  This is not a full service listing, but a modified service that benefits the Seller and the Buyer

This Basic Service package includes:
  • Agent will provide a Comparable Market Analysis to facilitate proper pricing of the property
  • Property information will be entered into HAR.com MLS, providing access to all other Realtors
  • Property will also be advertised online at Realtor.com, Zillow, Trulia, and other internet sites
  • Documents will be uploaded to MLS
  • High quality, professional photographs will be uploaded to MLS
  • Online Appointment Service
  • LoneStarRealty Texas Yard Sign
  • LoneStarRealty Texas Electronic Lock Box (Supra)
  • Agent will assist Seller with organizing an Open House
  • Agent will present all written offers and assist with negotiations
  • Agent assists with transaction through closing

Additional Terms:

  • Initial Listing Fee is non-refundable for any reason
  • Seller agrees to pay 4% Realtor commission at closing
  • Listing is for a term of 6 months
  • There are to be no Buyer exclusions
  • Printed brochures will be at the Seller's expense
  • Agent is not required to attend Open House
  • Agent is not required to attend Closing
  • Any additional expenses incurred by Agent pertinent to the Listing will be reimbursed by Seller at closing

Total Real Estate Agent Cost of Service:  4% of Sales Price, plus $500.00 Initial Listing Fee




Distressed Seller Listing Service


There are many distressed sellers who are in a situation where they may owe as much as or more than their current home's appraised value.  Some distressed Sellers attempt to sell the property themselves (For Sale by Owner or FSBO) in order to try to break even, but this is a frustrating and confusing process for all concerned without proper guidance through the process.  Many Buyers are already working with a Realtor and these properties are not seen because they are not available to Realtors to show.  Many sellers in distressed situations do not realize the extra steps required to negotiate the short sale process.  All in all, the Seller in this situation suffers and it takes longer to sell their home, often resulting in further distress and possible foreclosure. 

The services a Realtor can provide to these Sellers is invaluable in this situation.  The distressed Seller really should seek the experience afforded by a Realtor who is trained and certified to handle the intricacies of the short sale process.  In the end, a Realtor with SFR certification (Short Sale and Foreclosure Resource certification) can provide a much smoother transaction for all involved.

This is a profession level listing service specifically geared towards the needs of the distressed Seller.

This Distressed Seller Service package includes:

  • Agent will provide a Comparable Market Analysis to facilitate proper pricing of the property
  • Agent will provide personal guidance with staging and other services needed to get Property ready for Buyers
  • Property information entered into HAR.com MLS, providing access to all other Realtors
  • Property will also be advertised online at Realtor.com, Zillow, Trulia, and other internet sites
  • Documents will be uploaded to MLS
  • High quality, professional photographs will be uploaded to MLS
  • Online Appointment Service
  • LoneStarRealty Texas Yard Sign
  • LoneStarRealty Texas Electronic Lock Box (Supra)
  • Agent will provide a brochure box upon request
  • Agent will assist Seller with organizing an Open House
  • Agent will present all written offers and assist with negotiations
  • Agent will assemble short sale package including all documentation required in order to submit offer to Seller's lender
  • Agent will assist with transaction through the approval process with Seller's lender
  • Agent will assist with transaction through closing and attend closing

Additional Terms:
  • The Initial Listing Fee of $500.00 is paid up front when the Listing Agreement is signed
  • Initial Listing Fee is non-refundable for any reason
  • Seller agrees to pay 6% Realtor commission, less the Initial Listing Fee of $500, at closing
